With £14.3 million from the Levelling Up Fund, Broxbourne Borough Council has laid out a comprehensive strategy to transform Waltham Cross. These improvements include:

WIDER REGENERATION
Waltham Cross is undergoing a £600m investment strategy between 2022-2030 from both public and private led initiatives.
Over 600 new homes planned to be built in and around the town centre to accommodate population growth and enhance urban living.
Council acquisition of the Pavilions shopping centre for £13.75m, in the location plan to re-modernise for the development of 120 homes.
Council acquisition of half of the Northern High Street in the location plan for the development of 90 homes.
New commercial businesses will emerge following redevelopment, drawn by broader regeneration efforts.
Google’s Data Centre
The establishment of Google’s £1 billion Data Centre (2025) positions Waltham Cross as an emerging tech destination. This data centre will bring high-paying technical jobs, creating local demand for quality housing as tech professionals seek convenient, modern living options. This will drive demand for both short and long- term housing ownership and rental demand.

Hollywood Meets London-Sunset Studios
The 91-acre Sunset Studios complex, one of the largest film and TV production facilities in the UK, will bring 4,800 new jobs to Waltham Cross and anticipates injecting £300 million into the local economy annually. This development is expected to drive demand for both short and long-term rentals, especially as creative industry professionals, technical specialists, and supporting staff move to the area. Groundworks across the site are near complete and the project will continue once market rates and construction financing stabilise.
